Pier 41 is a restaurant tenant improvement project in San Francisco, completed for Cousins Maine Lobster at the iconic Fisherman’s Wharf waterfront. The project involved transforming an existing commercial space into a high-traffic, customer-focused restaurant while meeting San Francisco’s zoning, accessibility, and life-safety requirements.
Our work focused on efficient space planning, front-of-house visibility, kitchen coordination, and permit documentation to support fast service, clear circulation, and a durable interior suited for heavy daily use in a waterfront environment.

This restaurant tenant improvement was designed to support high customer turnover, efficient ordering, and flexible seating within a compact waterfront footprint. Durable finishes, open sightlines, and simple material palettes were selected to withstand heavy use while reinforcing the brand’s casual, approachable identity.
Seating layouts were coordinated to maintain ADA-compliant paths of travel, clear queuing zones, and unobstructed access to exits—critical considerations for restaurant projects in San Francisco’s busy tourist districts.

Located at Pier 41 along San Francisco’s waterfront, this restaurant tenant improvement serves one of the city’s most active tourist corridors near Fisherman’s Wharf. Restaurant build-outs in this area require careful coordination with local permitting authorities, accessibility requirements, fire-life safety standards, and high-volume operational demands. This project reflects our experience delivering restaurant tenant improvement projects in San Francisco, where tight schedules, public-facing locations, and complex jurisdictional review processes are common.
This project is part of our tenant improvement services in the San Francisco Bay Area, supporting restaurants, retail, and hospitality clients through design, permitting, and construction coordination.
