Market Tower | Adaptive Reuse, Commercial Renovation San Francisco

Market Tower is a commercial renovation and adaptive reuse concept located in downtown San Francisco. The project explores how an existing high-rise can be reimagined as a high-performance, regenerative vertical environment — extending the building’s lifespan while improving energy performance, occupant comfort, and urban presence through facade transformation and integrated environmental systems.

Commercial Renovation and Adaptive Reuse Concept
for a Downtown San Francisco High-Rise

The commercial renovation strategy centers on a new high-performance facade system that redefines the building’s relationship to the street and skyline. Integrated solar elements, vertical gardens, and parametric shading devices are designed to reduce energy demand while enhancing daylight access and thermal comfort.

This facade-driven approach allows the existing structure to remain in service while dramatically upgrading performance, making it a viable model for large-scale commercial renovation projects in San Francisco.

Sustainable Commercial Renovation & Adaptive Reuse in San Francisco

As a sustainable commercial renovation concept, Market Tower emphasizes regenerative design principles that respond to San Francisco’s urban and climatic conditions. Natural ventilation strategies, planted terraces, and energy-efficient systems work together to improve occupant experience while lowering operational carbon. The project positions adaptive reuse as a critical tool for the future of commercial architecture in the Bay Area—offering a path to modernize aging building stock while preserving embodied energy and urban character.

This project is part of our tenant improvement project services in the San Francisco Bay Area.
